If you experience a plumbing emergency as in all emergencies the first rule is to stay calm. Always have a good knoweldge of where the main and sub main shutoff valves are. keep them uncluttered with easy access. 





Locating the main water shutoff valve in a plumbing emergency is discussed in previous writings. Shutoff valves for fixtures and appliances secondary shutoffs) can usually be found underneath sinks and toilets and behind clothes washers, water heaters and other appliances.


If the emergency is limited to a specific appliance or fixture, look for its shutoff valve and close the valve by turning clockwise. Turn off the main shutoff valve if the problem is a leaking pipe or if there is no shutoff valve for the particular fixture or appliance. The main shutoff valve is typically located in a utility room. If you are renting make sure it is clear with your landlord where this is located.


Leaks
If a pipe leaks or breaks or if a joint should loosen, turn off the main shutoff valve to prevent water damage. If you turn off the main water supply, turn off your hot water heater by turning off the circuit breakers and the gas supply to the hot water heater. Failure to do so can cause the hot water heater to overheat, damage the heating elements and injure anyone who unknowingly turns on a hot water faucet.

Next, call a plumber or make temporary repairs yourself to stop the leak. Have the pipe replaced or the joint resoldered when it is convenient for a professional plumber to do so.
If your washing machine, dishwasher or other water-using appliance appears to leak, first check to see that the trap through which the appliance drains is completely open. Sometimes a partially-clogged drain can cause an overflow within the appliance. If the drain is clear, consult the appropriate appliance repair person.

Frozen Pipes
Pipe insulation and freeze-resistant outside faucets are available to reduce the risk of freezing. Even with these products, problems can still occur.
If a pipe should freeze, thaw the pipe slowly with a hair dryer or towels soaked in hot water. Heating the pipe slowly may prevent the pipe from breaking. Do not heat the pipe with a torch. This has been the cause of many fires.
To prevent frozen pipes, drain water from outdoor faucets and pipes, remove and store outdoor hoses and never leave your home unheated during cold weather.

Faucet Malfunction
If a faucet won’t shut off, turn off the water at the shutoff valve underneath the sink immediately. If there is no valve, turn off the main water supply shutoff valve. Call a plumber or repair the faucet yourself. There are a number of plumbing repair books on the market for do-it-yourselfers.

Toilet Backups, tend to be very messy and can be caused by a variety of reasons. Besides the obvious you have been eating too much cheese here are a couple of those reasons

3.       Busted fittings and cracked pipes see above as one cause for this problem, however there can be other causes like neglect or old age. Just like being neglected yourself joints get old and rusty and if not maintained  regularly rust can build up and cause equipment failure.
4.       Cracked Water Heater. This does not refer to uncle Larry this is in fact a serious problem that can cause flooding loss of hot water and excessive complaining by teenagers on a weekday before school. I know we used to take cold showers before school and then walk 3 miles uphill both ways barefoot but trust me kids are not going to go in for this sort of thing after all they grew up on I Phones not Pong.
5.       Sump Pump failure. This may not be a big deal in the winter but in MN in the spring you better be ready for all of that pretty snow to melt and run right into your foundation. Failing to ensure a proper sump pump will result in an indoor pool in your basement. Again referring to cartoons, this is not a pretty site and your pets will not treat it as a luxury.

Constant Pressure

This is the new system on the market that is comparable to city water. The object of this system is to speed up or slow down the pumps RPM to maintain a set pressure. This system requires a small tank to ensure the pipes don’t shake, but allowing the use so a large pump. The most common one is the Grunfos system that has a little box mounted on the wall, also common is the FPS which shown here. The performance is excellent and due to set up is very efficient with energy, although not energy star rated. Most issues are the same as a submersible pump system, however one difference is the drive which after a storm or power surge it may trip. To reset this system turn the power off for 5 minutes then turn on. If that does not work all you can do is call.

A couple of weeks ago, we got a call from a woman with a pool in her front yard.  It wasn't the kind of pool that she could lounge by in the summer.  It wasn't the kind that her kids could frolic and kick around in for fun.  It was an enormous, muddy, sloppy mess that just appeared in her yard overnight.
After an entire day of digging up her yard, to everyone's great horror, this is what we unearthed:

The first question our technician asked was: "What is holding that water line together?"  The second question was: "How attached are you to your current landscaping?" In all seriousness, we had the unfortunate task of informing the homeowner that the last two times a plumber dug up her yard, he repaired her pipe with hose clamps and electrical tape. Electrical tape! She bid farewell to her tulips and we replaced the entire length of water line - most of which looked like it had been pieced together like Frankenstein.    

How do you keep yourself from falling victim to the Kraken-like abomination that was hiding deep in the dirt of her lovely yard?  Here are a few tips that will keep you safe from such danger:
  • Develop a relationship with a plumber you can trust.  You don't have to invite them over for movie night with the family.  You just have to know that when you ask them to bury something six feet underground, you won't be alarmed with the results.

  • Have a licensed plumber perform a home inspection, including running a sewer line camera, when you buy a house.  It isn't always a plumber's work product that determines whether your yard needs to be excavated.  Good (not really), old-fashioned Orangeburg pipe was used as a low cost alternative for sewer lines until around 1970. You can get anywhere between 10 to 50 years out of Orangeburg, after which time you could be saying the lady above was lucky that it was just a pool of water in her yard.  

  • Ask plenty of questions.  Don't be afraid to ask your plumber a "dumb" question.  Ask for more information.  For instance: "Tell me how you will repair that water line."  If the explanation involves tape of any kind, it is probably time to move on.  Also, if the same person has repaired the same problem three times, it might be time for a second opinion.
Your plumbing experience does not have to feel like an episode of Tales From the Crypt. The best rule of thumb for anytime someone buries something in your yard is just to make sure it won't be coming back up out of the ground anytime soon.
