 If your toilet is running and you have to jiggle the handle to get it to stop, the mysteries of a running toilet can drive you nuts. Whether you hear water running constantly or cycling on and off one cause of a running toilet is a flapper that doesn't seal.



If water from the tank seeps around the flapper and into the bowl, the flapper is probably shot.The most common problem is that the chain connecting the flush handle and the flapper valve is not adjusted properly and gets caught under the flapper valve, preventing a good seal. The ball float may catch on the flush handle arm, or even the flapper itself. In the photo to the right, the flapper valve is being held open by the float ball. A slight bend in the ball arm, or turn of the adjustment screw is all it takes to make it operate smoothly again.

New federal regulations for the efficiency of water heaters go into effect April 16

New federal regulations for the efficiency of water heaters go into effect April 16 and will lead to higher replacement prices for homeowners but possibly long-term utility bill savings.

The Department of Energy’s National Appliance Energy Conservation Act sets higher energy-factor requirements designed to reduce carbon dioxide emissions “equivalent to the annual greenhouse gas emissions of about 33.8 million automobiles,” according to the department’s website.

Water heaters bought after the standards go into effect will be slightly larger than current models because they have more insulation and redesigned internal parts and thus will have a purchase price about 35 percent higher.

Heating water accounts for about 18 percent of energy consumption in households, according to the U.S. Energy Information Administration.

Tankless water heaters are an option for those who don’t want to make room for the bulkier new appliances. Tankless heaters don’t have water storage containers, but instead heat water on demand, so hot water never runs out.
